Before Booking

When should I book an inspection?
Before legal completion is strongest. If you have already moved in, most developers work to a two year defects period, so a report still carries real weight.
Will my developer allow an independent inspector?
The New Homes Quality Code recognises your right to a pre-completion inspection, and most developers accommodate one.
Which areas do you cover?
Edinburgh, East Lothian, Midlothian and West Lothian. Expanding to additional areas soon.
Are you insured?
Yes — professional indemnity and public liability insurance, with a documented inspection process.

Inspection Day

How long does an inspection take?
Three to five hours at the property depending on size, plus writing up afterwards.
Do I need to be there?
No. You are welcome to join us, but the report stands on its own.
Is a drone roof inspection included?
Yes, at no additional charge, where weather conditions, site access and CAA regulations allow safe operation.
What if the weather is poor?
The internal and external inspection continues as planned. Drone flight is rescheduled or omitted only where it cannot be carried out safely.

Reports

When do I receive my report?
Within 48 hours of the inspection, as a digital PDF.
What does the report include?
Every finding is photographed, explained in plain English, given a recommendation and, where appropriate, attributed to the trade responsible.
What happens after I get the report?
Forward it exactly as issued. Nothing needs translating before your developer can act on it.
Can I ask questions afterwards?
Yes. Aftercare support is included — call or email at any point once you have read the report.

New Build Inspections

Do new build homes really have that many defects?
Dozens is normal and larger homes frequently pass a hundred. Most are cosmetic, some are not — the point is knowing which is which.
What is a pre-completion inspection?
An inspection carried out before you legally complete, while outstanding work remains your developer's responsibility rather than yours.
Is thermal imaging worth adding?
It reveals insulation gaps, air leakage and early moisture that a visual inspection cannot. It is a £50 addition to any inspection.

Snagging

What exactly is a snagging inspection?
An impartial check of your new home before or shortly after you move in. Every defect and unfinished item is recorded in a report your developer can work through.
Can you re-inspect once works are complete?
Yes. A re-inspection confirms what has been resolved and what remains outstanding.

Payments

How do I pay?
Payment is taken securely online when you book. Your inspection is confirmed immediately afterwards.
Are there any hidden costs?
No. The price shown covers the inspection, the drone roof inspection and your report. Thermal imaging is the only optional addition.
What if I need to cancel or reschedule?
Contact us as early as you can and we will move your inspection. Our cancellation terms are published in full on the site.
